New Construction Home Inspection
This is typically a three-phase inspection that will be customized to your needs. A report of findings along with digital photos are prepared after each of the first 2 phases with the completed inspection report and maintenance manual delivered after the final walk through in phase 3. These phases are:
Phase 1
Before backfilling the foundation, we check for:
§ Proper dewatering system installation
§ Proper sealed foundation walls
§ Proper lot contour and grades
Phase 2
Before drywall is installed, we check for:
§ Missing, damaged, or undersized framing, insulation, foundation walls, concrete floors, and rough other framing components
§ Exterior building wrap, window and roof flashing systems and components
§ Electrical cabling, devices, boxes and fittings (not capacity or adequacy)
§ Plumbing water supply, drain waste vent and fuel gas piping. Proper slope of waste piping. Attachment and separation from wood of water supply lines
§ HVAC – mechanical and distribution components (not system balance or adequacy)
Phase 3
Before final acceptance and settlement, we conduct:
§ A final inspection of the home
§ Customize the report to your systems and components
§ Document any findings and prepare a final punch list for the contractor
This customized report will then be customized to a home maintenance/reference manual that you can use to identify the cause and cure of problems you may discover years from now.
